Independent advisor Herron Todd White have released their May 2022 Research Report, “As owner-occupier demand decreases, investors with new savings and equity may see opportunities to acquire properties and take advantage of low vacancy rates and rental price growth. In, addition, Australia’s low unemployment will attract immigrants as international borders reopen and international travel normalises. Key highlights for South East Queensland, in May’s “Month in Review” are:

Brisbane: a quick look at the latest numbers from CoreLogic shows we have continued to achieve capital growth of around six per cent per quarter, while Sydney and Melbourne have seen their price gains flatten.

The Sunshine Coast retains its position as preferred location to purchase. Properties are “still rising” on the Property Clock, compared to Gold Coast, Sydney, and Northern NSW – all reaching their peak and Melbourne which is in a declining market.

The increasing the connectivity of the Sunshine Coast both internationally and within Australia has been accelerated. Infrastructure investment is booming on the Sunshine Coast including the recent federal approval for railway enabling a 70 minute commute between Maroochydore to Brisbane, the development of the greenfield Maroochydore CBD which is supported by Queensland’s first direct international data and telecommunications connection to global markets, which is now in operation, attracting “high tech” tenant’s to the new Maroochydore CBD. The Maroochydore international airport can now be served by larger aircraft and has attracted a new airline Bonza, to be launched in 2022!
